Question and answer

Question:
My tenant has stopped paying rent and is refusing to vacate the property even after the rental agreement expired. Can I remove the tenant directly?
Answer:
A landlord should not forcibly evict a tenant, disconnect essential services or remove the tenant’s belongings. A legal notice may be issued terminating the tenancy and demanding payment of arrears and vacant possession. If the tenant fails to comply, an eviction proceeding must be initiated before the authority or court having jurisdiction under the applicable tenancy law. The rental agreement, rent payment records and communications should be preserved as evidence.
